Home Evaluation

With recent movement in real estate prices it becomes harder to estimate true value of your property. In order to evaluate it most realtors would just check similar properties, which were sold on your cul-de-sac in recent two months or so. However, buyers usually don't have specific street in mind. Instead, they require certain price range, square footage, proximity to transportation (or schools or downtown or parks), age of the house, basement development and so on.
That is why I offer Two-Step home evaluation process for my clients. The traditional Comparative Market Analysis (CMA) report is just a first step in this process. The second step is a report that gives you a better look from potential buyer's point of view. It is based on features of your house, but unlike traditional CMA report, it is performed on all comparable areas of surrounding neighborhoods.

How can it help you?
Imagine you want to sell your condo in a community "A". According to CMA report similar condo in your building was sold two months ago for $300,000. And during last two months average condo prices in Calgary went up by 2%. So, you expect to sell your condo for $306,000. This approach is relatively simple and is very convenient for realtor.
Imagine now, that there is another condo building, which is very similar to yours. And there are similar units for sale for under $280,000. This other building is just two blocks away, but it is officially in community "B". In this situation buyer will compare your unit to units in another building, and your unit will look overpriced. You would have to either wait until all your competitors are sold, or reduce your asking price.
Also, situation could be opposite, when competing units are far more expensive than yours. In this case you can take advantage of current market conditions and increase your asking price.
